THE LAND REGISTRATION ACT

REGISTRATION

WHEREAS Nguya Gatuguta (deceased), is registered as proprietor of all that piece of land containing 0.05 acre or thereabouts, known as Kagaari/Gicheche/T.4, situate in the district of Embu, and whereas the Senior Principal Magistrate’s Court at Runyenjes in succession cause No. E116 of 2022, has issued letters of administration to Joel Njuki John, and whereas the said Joel Njuki John has executed an application to be registered as proprietor by transmission in respect of the said parcel of land, and whereas the land title deed is lost, notice is given that after the expiration of thirty (30) days from the date hereof, provided no valid objection has been received within that period, I intend to dispense with the production of the said land title deed and proceed with registration of the said application to be registered as proprietor by transmission in favour of Joel Njuki John, and upon such registration the land title deed issued earlier to the said Nguya Gatuguta (deceased), shall be deemed to be cancelled and of no effect.
