THE LAND REGISTRATION ACT

REGISTRATION

WHEREAS Njoki Gitau Mbai (deceased), is registered as proprietor of all that piece of land known as No. Ruiru/Ruiru East Block 2/1827, containing 0.400 hectare or thereabouts, situate in the district of Ruiru, and whereas in the Senior Principal Magistrate’s Court at Gatundu in Succession Cause No. E323 of 2023, has directed the name of Njoki Gitau Mbai (deceased) be cancelled and replaced with that of Ndung’u Gitau, and whereas the said land title deed issued earlier to Njoki Gitau Mbai (deceased) has been reported missing or lost, notice is given that after the expiration of thirty (30) days from the date hereof, provided no valid objection has been received within that period, I intend to dispense with the production of the said land title deed and proceed with registration of the said instrument of L.R.A. 39 and L.R.A. 42 and issue land title deed to the said Ndung’u Gitau, and upon such registration the land title deed issued earlier to the said Njoki Gitau Mbai (deceased), shall be deemed to be cancelled and of no effect.
