THE LAND REGISTRATION ACT

REGISTRATION

WHEREAS Benny Mwangi Kagira alias Ben Mwangi Kagira (deceased), is registered as proprietor in absolute ownership interest of all that piece of land containing 2.55 hectares or thereabout, known as Loc. 16/Kigoro/1924, situate in the district of Murang’a, and whereas in the Chief Magistrate’s Court at Thika in Succession Cause No. 449 of 2006, has issued grant of letters of administration and certificate of confirmation of grant to (1) David Njoroge Kagira, (2) Kepha Ndegwa Mwangi and (3) John Njuguna Mwangi, and whereas all efforts to recover the land title deed and be surrendered to the land registrar for cancellation have failed, notice is given that after the expiration of thirty (30) days from the date hereof, provided no valid objection has been received within that period, I intend to dispense with the production of the said land title deed and proceed with the registration of said grant document and issue land title deed to the said John Njuguna Mwangi, and upon such registration the land title deed issued earlier to the said Benny Mwangi Kagira alias Ben Mwangi Kagira (deceased), shall be deemed to be cancelled and of no effect.
