THE LAND REGISTRATION ACT

REGISTRATION

WHEREAS Johnson Mwangi Guchua (deceased), of P.O. Box 349–00232, Ruiru in the Republic of Kenya, is registered as proprietor of all that piece of land containing 0.13 acre or thereabouts, known as Loc. 10/Wanjengi/T. 215, situate in the district of Murang’a, and whereas the High Court of Kenya at Murang’a in succession cause No. E164 of 2022, has issued grant and confirmation letters to (1) Rachael Njeri Kiragu and (2) Dennis Leakey Guchua, and whereas all efforts made to recover the land title deed and be surrendered to the Land Registrar for cancellation have failed, notice is given that after the expiration of thirty (30) days from the date hereof, I intend to dispense with the production of the said land title deed and proceed with the registration of the said grant document and issue land title deed to the said (1) Rachael Njeri Kiragu and (2) Dennis Leakey Guchua, and upon such registration the land title deed issued earlier to Johnson Mwangi Guchua (deceased), shall be deemed to be cancelled and of no effect.
