THE LAND REGISTRATION ACT

REGISTRATION

WHEREAS Sebastian Ireri Kagai alias Muthee Kangai (deceased), is registered as proprietor of that piece of land containing 0.05 hectare or thereabouts, known as Ngandori/Manyatta/T.132, and whereas in the Chief Magistrate’s Court at Embu in Succession Cause No. E246 of 2025, has issued grant of letters of administration and certificate of confirmation of grant in favour of Mary Wambugi Ireri, and whereas all efforts to recover the land title deed and be surrendered to the Land Registrar for cancellation have failed, notice is given that after the expiration of thirty (30) days from the date hereof, provided no valid objection has been received within that period, I intend to dispense with the production of the said land title deed and proceed with the registration the said grant document in favour of Mary Wambugi Ireri, and upon such registration the land title deed issued earlier to the said Sebastian Ireri Kagai alias Muthee Kangai (deceased), shall be deemed to be cancelled and of no effect.
